WHY CHOOSE US?

Construction Experience That Benefits Your Home Inspection

Kurtis Lane at Clarity Property Inspections brings more than two decades of hands-on construction and real estate experience to every home inspection. Since 2001, I have worked across multiple areas of the building industry, including residential construction, commercial construction, remodeling, and building materials. This real-world experience helps me evaluate homes with a practical understanding of how buildings are designed, constructed, and maintained.

My background includes building single-family homes, participating in commercial hotel construction projects, and operating a home remodeling business. I have also worked closely with architects on building design and with contractors to troubleshoot construction challenges and installation methods. In addition, my experience in the building supply industry included selling windows, doors, insulation, and roofing materials, providing valuable insight into how different building materials perform over time.

I became an InterNACHI Certified Professional Inspector (CPI®) in 2018 and obtained my North Carolina Home Inspector License in 2023 after relocating from California. Both certifications require ongoing continuing education to maintain active status and stay current with modern building systems, inspection techniques, and safety standards.

This combination of construction knowledge and professional inspection training allows me to provide thorough and practical home inspections in Asheville and throughout Western North Carolina, helping clients better understand the condition of the property before making important real estate decisions.

About Us

At Clarity Property Inspections, our mission is simple: provide clear, honest information that helps clients make confident real estate decisions. Buying or selling a home is one of the largest financial transactions most people will make, and a thorough inspection plays an important role in understanding the true condition of the property.

Our company brings over two decades of construction and real estate experience to every inspection. Since 2001, our background has included residential construction, commercial construction projects, home remodeling, and extensive work within the building materials industry. This experience provides valuable insight into how homes are built, how building systems function together, and how materials perform over time.

Throughout our career we have worked on single-family home construction, commercial hotel projects, and residential remodeling, as well as collaborating with architects on building design and contractors on installation methods and construction troubleshooting. Additional experience in the building supply industry—including selling windows, doors, insulation, and roofing materials—provides a deeper understanding of the components that make up a home.

In 2018, we earned the InterNACHI Certified Professional Inspector (CPI®) designation through the International Association of Certified Home Inspectors, one of the leading home inspection organizations in the industry. After relocating from California to North Carolina, we obtained our North Carolina Home Inspector License in 2023. Both credentials require ongoing continuing education to maintain certification and stay current with evolving building practices, inspection techniques, and safety standards.

At Clarity Property Inspections, we focus on providing thorough, easy-to-understand home inspections for buyers, sellers, and real estate investors throughout Asheville and Western North Carolina. Our goal is to clearly identify visible defects, safety concerns, and maintenance issues while explaining findings in a way that helps clients understand the home and make informed decisions.

We believe a home inspection should provide more than just a report. It should provide clarity, confidence, and practical insight into the home you are buying or selling.

Lateral Sewer Line Inspections

Blocked or deteriorating sewer lines can cause costly plumbing emergencies. We follow a comprehensive inspection to detect root intrusion, corrosion, and hidden leaks, preventing unexpected drainage failures. Identifying sewer line issues early helps property owners avoid disruptive repairs and maintain an efficient, damage-free plumbing system.

Crawl Space Inspections

Moisture buildup, pest infestations, and structural weaknesses often go unnoticed in crawl spaces. Our professional inspection identifies potential hazards, ensuring proper ventilation and foundational stability. Detecting issues early prevents long-term damage, improves air quality, and safeguards the home against costly repairs or compromised structural integrity.

We offer services to identify potential hazards, maintenance needs, and repairs to ensure safety, efficiency, and confidence in real estate investments.

Radon Inspections

Radon exposure poses serious health risks, often going undetected without proper testing. We offer radon inspection to measure gas levels, helping homeowners take necessary mitigation steps. Ensuring a radon-free environment protects household health, preventing long-term respiratory concerns linked to prolonged exposure in enclosed living spaces.

Thermal Inspections

Hidden moisture, insulation gaps, and electrical issues can lead to costly damage and inefficiencies. Our thermal inspection service uses infrared imaging to detect heat loss, leaks, and potential safety hazards. Identifying these issues early helps homeowners improve energy efficiency and prevent long-term structural deterioration.

Commercial Inspections

We help to assess structural integrity, electrical systems, and mechanical components, which helps property owners avoid costly surprises. Our detailed report highlights necessary repairs, allowing for informed decisions that protect commercial operations and long-term investment value.

Warranty Inspections

Our warranty inspection identifies structural, plumbing, and electrical concerns before the builder’s warranty expires. Addressing issues early ensures necessary repairs are completed, saving homeowners from unexpected expenses once coverage ends.

FREQUENTLY ASKED QUESTIONS

  • What does your inspection cover?

The inspector should ensure that their inspection and inspection report will meet all applicable requirements in your state if applicable and will comply with a well-recognized standard of practice and code of ethics. You should be able to request and see a copy of these items ahead of time and ask any questions you may have. If there are any areas you want to make sure are inspected, be sure to identify them upfront.

  • How long have you been practicing in the home inspection profession and how many inspections have you completed?

The inspector should be able to provide his or her history in the profession and perhaps even a few names as referrals. Newer inspectors can be very qualified, and many work with a partner or have access to more experienced inspectors to assist them in the inspection.

  • Are you specifically experienced in residential inspection?

Related experience in construction or engineering is helpful, but is no substitute for training and experience in the unique discipline of home inspection. If the inspection is for a commercial property, then this should be asked about as well.
