Frequently Asked Questions

  • What does your inspection cover?

Our home inspection includes a visual evaluation of the home’s major systems and accessible components, including the roof, exterior, foundation, crawlspace, attic, plumbing, electrical, heating and cooling systems, interior rooms, windows, doors, and built-in appliances. We look for visible defects, safety concerns, and signs of potential problems. After the inspection, you receive a detailed report with photos and videos to help you clearly understand the condition of the property. These defects will also be color coded based on the severity of the defects.

  • How long have you been practicing in the home inspection profession and how many inspections have you completed?

I have been involved in construction and real estate since 2001 and bring more than two decades of hands-on building knowledge to every inspection. My experience includes building single-family homes, working on commercial hotel construction, running a home remodeling business, and working closely with contractors and architects on building design and troubleshooting installation methods. I also spent years in the building supply industry selling windows, doors, insulation, and roofing materials, giving me a deep understanding of how homes are constructed and how building materials perform over time. I became an InterNACHI Certified Professional Inspector (CPI) in 2018 and obtained my North Carolina Home Inspector License in 2023 after relocating from California. This background allows me to evaluate homes with a builder’s perspective and provide clients with clear, practical insights during the inspection process.

  • Are you specifically experienced in residential inspection?

Yes. I specialize in residential home inspections and have extensive experience evaluating single-family homes, townhomes, and other residential properties. My background in construction since 2001—including building homes, remodeling, and working with contractors and building materials—provides valuable insight into how residential homes are built and how their systems perform over time. As a licensed North Carolina home inspector and InterNACHI Certified Professional Inspector (CPI), I follow professional inspection standards while providing thorough, easy-to-understand reports that help buyers, sellers, and homeowners better understand the condition of the property.

  • Do you offer to do repairs or improvements based on the inspection?

No. To maintain objectivity and avoid any conflict of interest, we do not perform repairs or improvements on homes we inspect. Our role as a professional home inspector is to provide an unbiased evaluation of the property’s condition and clearly identify visible defects, safety concerns, and maintenance issues. However, if repairs or further evaluation are recommended, we are often able to refer clients to trusted local contractors and trade professionals who may be able to provide quotes or perform the necessary work. This helps ensure you receive reliable information during the inspection and have resources available if repairs are needed afterward.

  • How long will the inspection take?

The average on-site inspection time for a single inspector is 2 1/2 to 3 hours depending on the condition and size of the property. Anything significantly less may not be enough time to perform a thorough inspection. Additional inspectors may be brought in for very large properties and buildings. Be aware of inspectors being on-site for an hour and a half or less. A full inspection requires multiple hours.

  • How much will it cost?

Home inspection pricing depends on several factors, including the size, age, and location of the home. Our general home inspections start at $365, with final pricing based on the specific property being inspected and the inspection services that you need. Larger homes, older homes, or homes with additional structures may require additional inspection time. We provide clear, upfront pricing and detailed inspection reports so you know exactly what to expect. No surprises! Our inspection fees will be exactly what you are told they will be. If you need a home inspection in Asheville or the surrounding Western North Carolina area, you can easily schedule online or contact us for a quote.

  • What type of inspection report do you provide and how long will it take to receive the report?

Our inspection reports are delivered using advanced home inspection software from Spectora, designed to provide clear, detailed, and easy-to-understand results. The report includes high-quality photos, embedded videos, and color-coded sections that help you quickly identify defects, safety concerns, and maintenance items. Each finding includes a description of the issue along with suggested next steps and the type of trade professional who may be qualified to address it. Reports can be viewed directly in a web browser on any device, making them easy to navigate and share with real estate agents or contractors. For convenience, the report can also be downloaded as a PDF, and our built-in repair request tool allows agents and clients to quickly create repair addendums during real estate transactions.

  • Will I be able to attend the inspection?

Yes, clients are always welcome to attend the home inspection, and we encourage it whenever possible. Our inspections typically take three hours or more depending on the size and condition of the home. Being present gives you the opportunity to see the home through the inspector’s perspective and ask questions about the property. During the inspection, we often show clients important items such as where the main water shutoff, electrical disconnect, and gas shutoff are located. We also like to walk clients through the significant defects or maintenance concerns we discover so they better understand the home’s condition. If you are unable to attend the entire inspection, we recommend arriving for the final 30 minutes so we can review our findings and answer any questions before you receive the full report.

  • Do you maintain membership in a professional home inspector association?

Yes. I am a Certified Professional Inspector (CPI®) through the International Association of Certified Home Inspectors (InterNACHI®), one of the largest and most respected home inspector organizations in the industry. Maintaining membership with InterNACHI requires adherence to professional standards of practice and a strict code of ethics, as well as ongoing continuing education to stay current with building systems, inspection methods, and safety practices. In addition, I hold an active North Carolina Home Inspector License, which ensures that my inspections meet state requirements and professional industry standards. This commitment to professional training and standards helps ensure that every home inspection in Asheville and the surrounding Western North Carolina area is performed thoroughly and professionally.

  • Do you participate in continuing education programs to keep your expertise up to date?

Yes. I am a Certified Professional Inspector (CPI®) through the International Association of Certified Home Inspectors (InterNACHI®) and hold an active North Carolina Licensed Home Inspector credential. Both of these require ongoing continuing education (CE) to maintain good standing. InterNACHI requires inspectors to complete regular continuing education and follow a strict Standards of Practice and Code of Ethics, while the North Carolina Home Inspector License Board also requires approved continuing education to renew and maintain the state license. These education requirements help ensure that I stay current on building systems, inspection techniques, safety practices, and changes in building standards so I can provide thorough, professional home inspections.
